Get Free QuotesWhat Are Waterproof Coatings?
- A waterproof coating is a liquid that is painted or sprayed onto a surface.
- When it dries, it forms a solid, waterproof barrier.
- Used on roofs, walls, floors, balconies, and many other surfaces.
- Different types of coatings are used for different situations.
- They stop water from getting through - protecting the structure underneath.
- Most coatings also protect against UV rays from the sun.
- A good coating can last 5–15 years depending on the product and conditions.
Types of Waterproof Coatings
Acrylic Coatings
- •Acrylic is a water-based coating - easy to apply and quick to dry.
- •Very flexible - it stretches slightly without cracking.
- •Good UV resistance - does not fade quickly in the sun.
- •Available in many colours - often used on roofs and walls.
- •Breathable - allows moisture vapour out while keeping liquid water out.
- •Best for: tile roofs, exterior walls, and surfaces in moderate climates.
- •Usually needs to be re-applied every 5–8 years.
- •One of the most affordable waterproof coating options.
Bitumen Coatings
- •Bitumen is a thick, black, tar-like material - very tough and waterproof.
- •Applied as a liquid or in sheet form (torch-on).
- •Excellent for flat roofs, gutters, foundations, and below-ground surfaces.
- •Not affected by water at all - used in very wet conditions.
- •Can be painted over with a UV-resistant coating to prevent sun damage.
- •Long-lasting - bitumen coatings can last 10–20 years.
- •Not flexible on its own - may crack in areas with a lot of movement.
- •Modified bitumen (with rubber additives) is more flexible and popular.
Polyurethane Coatings
- •Polyurethane (PU) is the most flexible and durable waterproof coating available.
- •It stretches significantly - can handle a lot of movement without cracking.
- •Excellent for roofs, balconies, podium decks, and wet areas.
- •Very resistant to foot traffic - used on walkable surfaces.
- •Outstanding UV resistance - does not break down in the sun.
- •Can be applied in one or two coats - dries to a tough, rubbery finish.
- •More expensive than acrylic - but lasts longer and performs better.
- •Best choice for flat roofs, exposed decks, and high-movement areas.
How to Choose the Right Coating
- Tile roof: acrylic coating is usually best.
- Flat roof with little movement: bitumen or acrylic.
- Flat roof that gets very hot or has cracks: polyurethane.
- Balcony or walkable surface: polyurethane only.
- Below ground (foundations, basements): bitumen-based.
- Gutters: bitumen or specialist gutter paint.
- Walls: breathable acrylic or specialist masonry waterproofer.
- Always ask your contractor which coating is best for your specific situation.
How Much Do Waterproof Coatings Cost?
- Acrylic roof coating: R25 – R60 per m².
- Bitumen coating: R40 – R90 per m².
- Polyurethane coating: R80 – R180 per m².
- Prices include labour and materials.
- Surface preparation (cleaning, crack filling) adds to the cost.
- Always get multiple quotes - quality and price vary a lot between contractors.
